KC Capital - Welcome To KC Capital In addition to what they teach us in school, a real estate education should be mandatory given its importance and incredible value when it comes to building wealth. In a world of FB/IG stories and reels, Tik Tok videos and Youtube shorts…there is a wealth of information about real estate investing at your fingertips at any given time. With a simple google or youtube search, a whole world of real estate could unfold before your eyes! But what's the problem? We did a search on google… “What percentage of real estate investors actually succeed?” You should perform that search and see what results you get. We found that 5% of real estate investors are successful. That makes a 95% failure rate of all people who try real estate investing. Do yourself a favor, go to youtube and listen to Earl Nightingale’s “The Strangest Secret To Success”. Here’s a link to the video: https://www.youtube.com/watch?v=r_THIXwt1rU Five minutes into the video, it will start to make sense. We'll quickly summarize these first 5 minutes. Take 100 men at the age of 25 who all think they will be successful in life. By the time they are 65… * 1 will be rich * 4 will be financially independent * 5 will still be working * 54 will be broke And then he asks the same question you might have been wondering… Out of those 100 men… “Why do only 5 make the grade?” Of course... listening to this entire video is an incredible place to start answering that question. But we wanted to paint that picture as we begin this excited new journey into real estate investing with you. It’s also a good way to confirm that “google ain't told no lie” when it told us only 5% of real estate investors are successful. But here at KC Capital, we don’t look at that statistic and get discouraged. There's a movie we want you to watch entitled “Something The Lord Made” and pay attention to the scene where the doctors are shooting pool discussing a heart surgery that had never been done before. All the other doctors told Dr. Alfred Blalock that this type of procedure was too risky and it couldn't be done. And he famously told them… “Where you see risk, I see opportunity.” And that's our approach when it comes to real estate investing. So challenge #1... Qualify yourself in your own mind. Listen to that entire video and complete the “30 Day Challenge”. And as you go through that process of replacing all your negative thoughts with positive ones, consider another indisputable statistic. 90% of all millionaires become so through owning real estate. So if you can just figure it out… the world is yours! So what does it take to be successful in real estate? To help us answer this question, we’ll reference another great thinker of our generation, Dave Chappelle. It can be a very dirty game. It’s hard to break into. People want your money but they don’t want to guarantee your success. There has to be something sick and really wrong when only 5% of people are successful in a field that produces 90% of all millionaires. We have a problem with that. Now, there’s a reason why we started off this particular blog with the “Strangest Secret”. No question, people need to do their part and make a conscious decision to be successful. But systems are just that - systems. If you come across the right system, shouldn't your success be guaranteed? If the answer is no, then the system is flawed. Because systems run on a basic premise - input and output. Some teachers say “these kids can’t be taught” and some teachers teach college level courses to 5th graders. The latin word " educare" means "to bring out what is within, to bring out the divine qualities of the soul". We are real educators. We have real estate systems in place and we believe everyone who goes through our system will be successful, not just 5%... So while both stats are indisputable… 95% of all real estate investors fail AND 90% of all millionaires are real estate investors… We don’t accept the 95% failure rate as scripture. But we do think like one of Earl Nightingale’s students, Bob Proctor, who often talked about a concept known as “paradigm shifts”. For example... Speaking three languages is an unbelievable feat to everyone except the child who grew up in a house where they spoke three languages... (and anyone else who speaks three or more languages) So what’s the point? Whatever it is that creates success in real estate…all we have to do is surround ourselves with successful people in real estate who genuinely want you to win. Instead, there are systems in place designed for your failure. For example… When you do things the conventional way, you lose 64.5% of your money. 34.5% to interest and 30% to taxes. A cash value life insurance policy is tax free and when you borrow against it to purchase cash producing assets, you pay yourself the interest. Boom! You flip the script. You shift the paradigm. Like Dr. Vivien Thomas who made that “opportunity” that Dr. Alfred Blalock spoke about possible in the first place. So just like the child who grows up in a house where they speak multiple languages, it is our mission to create an environment where everyone who works with us becomes successful. Personal responsibility is the prerequisite. No question. But it’s our mission to create systems and processes designed for you to succeed.
